Application Process

What to know before applying

To ensure a great community experience, we evaluate for specific criteria, but we also understand that life happens. If you can't check every box, but would make a great resident, please contact us, to discuss your options. Your honesty is appreciated.

Credit

Do you have a good credit score and a history of timely payments?

Criminal

Do you have a clean criminal record with no outstanding warrants?

Income

Do you have an income of 2.5 or more times the monthly rent?

Rental History

Have you always paid rent on time and been an outstanding tenant?

  • What we need to process your application

    1.) A separate, individual application for each resident who is 18 years of age or older. In instances where cosigners are needed, they will be required to complete applications as well.


    2.) All application fields fully completed.


    3.) A copy of your government-issued photo identification


    4.) Proof of income establishing that the resident meets the required income-to-rent ratio.


    Proof of income verication can include, but is not limited to: 

    • Most recent two paycheck stubs 
    • Current proof of government income (such as Social Security, disability, welfare, etc.) 
    • Proof of retirement income 
    • Proof of spousal and/or child support 
    • Any other legal and verifiable income

    5.) Verification of more than two pay periods may be required in some instances.


    6.) If the applicant has been recently hired and has not yetreceived a pay stub, a written letter of hire from the employer detailing wage/salary, position and start date is required.


    7.) We screen all of our applicants who are 18+ years old and we charge an application fee to cover costs associated with background checks. 

     

    Application fees are non-refundable.

  • What to expect after filling out an application

    • Each individual application requires processing of credit, civil and criminal records, verify leasing history, income and current employment.  Criminal records are evaluated on a case-by-case basis.

    • Application Time Frame: Applications are typically processed in 1-3 business days. The time required can vary and may exceed 3 business days if applications are incomplete or if additional verfication is required.

    • If approved: An approved application does not guarantee a unit to rent. The security deposit must be paid upon approval to secure the unit.

    • If denied: We will send an email to all applicants informing them of the update, as well as an Adverse Action letter that states the reason and outlines the process if you have concerns.
