  • Communication

    Business hours: Visit our property pages for office hours as each office is different. You can always email us at info@tortoisecm.com 


    Call 911 for any situation that would critically affect the life, health, safety, or security of any person and/or property.   


    All repair/maintenance requests should be sent using the "maintenance" section of your tenant portal. If you have a maintenance emergency and need to reach  the team, call your leasing office and/or the answering service directly.


  • Rent Payments

    Rent is due on the 1st of each month, considered late on the 2nd, and a late fee gets assessed after 4:30pm on the 5th.


    Our preferred payment method is for you to go through your Resident portal. You can also deliver rent to your property's leasing office.  NO CASH ACCEPTED.


    Auto Pay and flexible payment options are available through your tenant portal.

  • Lease & Renewals

    Your lease is available for reviewing purposes through your Resident Portal.


    Renewal offers will also be completed through your Resident Portal. 


  • Smoking and Fires

    All properties are smoke-free, including (but not limited to)  the units, buildings, and grounds. This includes vaping, e-cigarettes, etc. 


    Fire pits or any other open flame items are prohibited on the property.

  • Move Out

    Should you wish to vacate, please note you are required to submit a written notice of at least 30 days notice, and you are responsible for all rent and other monthly charges through the end of this term. Your security deposit may NOT be used to pay any outstanding rent. Refer to your lease for more information and details regarding your property's move out requirements.

  • Adding a Roommate

    Please consult with your property manager before adding/moving in a roommate.

  • Adding a Pet After Moving In

    Before bringing a pet/animal into your home, you are required to have that pet/animal is approved by us.


    Fine(s) or penalty with result if unauthorized animals (animals not approved by us) are found on the property.

  • Leaving for Extended Periods

    If you will be gone from your home for an extended period (a week or more), please inform your property manager.

  • Quiet Hours

    10:00pm to 8:00am daily.  Remember, music and TV should never be audible outside your apartment or in neighboring units. We thank you and your guests for respecting everyone's right to quiet enjoyment of their home.


  • Renter's Insurance

    Our residents are required to purchase renters insurance and liability insurance, which covers damage to the apartment/property. Contact your Property Manager for more details. Insurance can be purchased through your Online Resident Portal or you may obtain insurance elsewhere and provide proof to the leasing office.
